Costs of clearing title:
- Discharge fees charged by encumbrance holders
- Pre-payment penalties if selling the property before the mortgage term is complete
The seller is responsible for:

- Real Estate Commissions
- GST and Capital Gains Tax, if applicable
- Adjustments for Ownership
