
Zoning in Whistler
The real estate market in Whistler is unparalleled. With a diverse range of inventory and buyers and sellers from all over the world there are many unique real estate opportunities in Whistler that can’t be found in other markets.
There are over twenty-five different types of residential zoning in the Whistler area. Some of these allow the use of the property for the purposes of short term rental and some prohibit it.
Individual properties that permit nightly rental may also have covenants registered against the title which determine the amount and type of personal and public usage of the property. These are generally referred to as “Phase One” and “Phase Two” properties are found, for the most part, in the Whistler Village and the Blackcomb Benchlands.
Phase One Units
These units are also known as “unrestricted” and are one to four bedroom condominiums and townhomes found in the Village and slopeside areas. There are no restrictions on owner use for these properties, and owners can choose to rent their properties themselves or choose from one of the many qualified rental managers in Whistler.
Phase Two Units
These units are also known as “restricted” and are studio, one and two bedroom apartment condominiums incorporated in an ongoing hotel operation. An owner is allowed to use their property a 28 days in the winter and 28 days in the summer and more depending on occupancy. The benefits of these properties include superior locations, full service hotel amenities, tax shelter and revenue opportunities.
